Town of Jaffrey 3.7 MOUNTAIN ZONE ORDINANCE 3.71 GENERAL The Mountain Zone shall be considered as overlaying the District established by this Ordinance. Any use permitted in the portions of the District so overlayed shall only be permitted subject to all provisions of this Ordinance. 3.72 PURPOSE Mount Monadnock is recognized as the natural and cultural focus of our region. It is an integral part of what makes our area an attractive place to live, to do business, or to simply visit. The Monadnock Advisory Commission is attempting to coordinate the creation of regional "Mountain Zone" or "Scenic Zone" that would be contiguous, and relatively consistent, from town to town. The purpose of such a special zone would be to protect and preserve the rural scenic beauty of Mount Monadnock and its associated highlands, including Gap Mountain and Little Monadnock. A scenic zone would primarily address the threat to the Monadnock highlands posed by over commercialization and/or exploitation in a zone immediately adjacent to the highlands. We believe that a regional zone will have positive long- term economic implications for all towns involved, as well as helping preserve the natural beauty of the Monadnock highlands for future generations. 3.73 PARAMETERS In order to create a relatively consistent zone from town to town, certain standards shall be met by the town's zoning. 'These standards are related to limiting special exceptions, and shall require only small changes in existing zoning. A primary goal of limiting exceptions is to minimize visual intrusions on the views cape of the Mountain. (i) The suggested name for this special regional zone is the "Mountain Zone". (ii) The Mountain Zone shall be limited to rural residential and agricultural use only. There shall be no special excep tions for retail business and consumer service establish ments, or industrial, wholesale and transportation uses. The definition of agricultural use includes temporary wood milling operations, temporary cordwood operations, and maple sugaring facilities. (iii) The attached Table of Use Regulations shall be use standards for the Mountain Zone. Monadnock - The District shall start at the mountain side of the Dublin Jaffrey town line on Dublin Road proceeding southerly to Route 124 (Mountain Road), a distance of approximately 3.15 miles. All land within 500' from the edge of the right of way of Dublin Road away from the mountain is included. From the corner of Route 124 (Mountain Road) and Dublin Road proceeding westerly on Route 124 (Mountain Road) all lands on the mountain side to the Troy Jaffrey boundary, a distance of approximately 4.4 miles. All lands 500' from the edge of the right of way on the Southerly side of Route 124 (Mountain Road) away from the mountain is included. A section of Shaker Road, approximately .82 miles, all lands on the mountain side and 500' from the edge of the right of way on the westerly side of Shaker Road away from the mountain. MOUNTAIN DISTRICT BOUNDARY. Gap Mountain - The mountain side starting at the corner of Old County Road and Old Mill Road proceeding on Old Mill Road to the Troy town boundary, a distance approximately .36 miles. All land away from Gap Mountain 500' from the edge of the right of way to the north of Old Mill Road is included. From the corner of Old Mill Road and Old County Road proceeding in a southerly direction on Old county Road to Gap Mountain Road, a distance of approximately .76 miles. On Gap Mountain Road to the corner of Cobleigh Hill Road, a distance of .7 miles. cobleigh Hill Road to the Troy boundary line, a distance of .5 miles. All lands 500' from the edge of the right of way to the east of Old County Road and Gap Mountain Road to all land 500' South of Cobleigh Hill Road.
