LICENSE TIME CONSTRAINTS IN THE LAW
- After passing the examination for broker or salesperson, a person has six months from
the date of the examination to become licensed, or be required to re-take the examination.
- The license of any unaffiliated salesperson in active license status will lapse
unless s/he obtains affiliation with a broker within a period of two years. If a
salesperson plans to be inactive, (s)he should notify the Commission in writing to place
his/her license in inactive status.
- If any licensee permits his/her biennial license to expire, there is a six month grace
period from the expiration date which will allow the licensee to renew without having to
retake the examination and re-qualify as an original licensee. A $50 penalty fee must be
paid, however. During this six month period, it is illegal for a licensee to
conduct any real estate activity, pursuant to RSA 331-A.
- Any broker who changes his/her place of business must notify the commission of resident
address, mailing address, and work location address.
- If a licensed salesperson changes his/her affiliation from one licensed broker to
another, or ceases to represent the broker, the broker has 10 days to notify the
commission of the termination.
- A one year temporary license can be granted upon the death of a licensed real estate
broker who is the sole proprietor of a real estate business, to any person approved by the
commission to continue the operation of the business.
