Under New Hampshire law, every real estate office must be directed and managed by a licensed real estate broker. This "broker of record" or "principal broker" is legally responsible for supervising all of the real estate licensees associated with that office. As the broker of record, (s)he shares with these associates certain specific duties that must be owed to their company’s clients and customers. If any of these duties are breached, the broker - as well as the associate directly responsible - can be held liable under the law.
