Each person who seeks to become a licensed or certified real estate appraiser shall accrue at least the minimum number of hours of experience within the minimum time period as specified below. No person who has accrued less than the minimum number of hours of experience or who has accrued experience in less than the minimum time period shall apply for licensure or certification. However, there shall be no maximum time period during which a candidate may accrue experience.

  • Each person who seeks to become a licensed residential real estate appraiser shall accrue at least 2,000 hours of appraisal experience. At this time there is no minimum time in which this requirement is to be met. After January 1, 2008, the State of New Hampshire will impose a minimum time frame of 18 months (The post 1/1/08 AQB criteria is 12 months; NH has adopted a stricter requirement).
  • Each person who seeks to become a certified residential real estate appraiser shall accrue at least 2,500 hours of appraisal experience in no fewer than 24 months.
  • Each person who seeks to become a certified general real estate appraiser shall accrue at least 3,000 hours of appraisal experience, of which at least 1,500 hours shall have been in non-residential appraisal work, obtained in no fewer than 30 months. Experience hours in excess of the 3,000 total hours and 1,500 hours of nonresidential appraisal work may be accrued, but shall not be applied toward licensure until the person has reached the end of the minimum 30-month period.

Experience must be documented on the Board issued experience log form. You may make your own form, but if it lacks the required information, it will be returned to you for correction and resubmission (see downloads page).

Until December 31, 2007, there is a specified number of hours allowed for appraisals of each property type. As of January 1, 2008, applicants must report on their logs the actual time spent completing each assignment, up to the maximum number of hours allowed. These tables are contained in our rules.

Credit will only be granted for experience that conforms to the Uniform Standards of Professional Appraisal Practice.

Upon receipt of your experience log the Board will select three reports from that list and ask you to submit them as samples. These samples will be reviewed to assure their compliance with USPAP. You will not be awarded credit for the hours claimed on your experience log until the Board determines, to its satisfaction, that you are completing your assignments in compliance with USPAP and demonstrate sufficient understanding of Standards 1 and 2 in particular.
